Sagebrush apartments, 90 units in all, to come online in October

JACKSON HOLE, Wyo. — A local development group, Sagebrush Investors, LLC led by John Shelton and Joe Rice, today announced Sagebrush Apartments, a 90-unit long-term rental and workforce housing community located in the heart of Jackson, will open in October 2021.

The newly-developed property at 520 W Broadway will offer studio, one- and two-bedroom units ranging in size from approximately 400 to over 800 square feet, with a starting rent of $1,695 per month.

Partner-owner John Shelton said, “We wanted to do something for the local workforce. A rental project of this scale, specifically intended for the workforce of Jackson Hole, has been long overdue, as evidenced by the housing crisis we face today. I’m proud of what we have here. We will keep rents as low as we can for as long as we can. We are committed to providing our local workforce a place to live where they work.”

Community amenities include onsite parking, bike/gear storage, bike and ski maintenance room, fitness center, business center, outdoor gathering space with a firepit overlooking Flat Creek and public access to Karns Meadow.

Backstory

The 1.86-acre property has gone through more than one iteration since it was purchased by Rice a decade ago. At one time, Rice was eyeing a major hotel chain to take up the space. In a dramatic turn of events, instead of 90 rooms of overnight lodging, the property now boasts 90 much-needed affordable rentals.

Shelton and Rice have not been shy about criticizing the development process in Jackson. Hurdles and zoning regulations of the past “have created tremendous hardships for the deserving workforce of our community,” Shelton stated. But Shelton stuck to the vision out of what he called “sheer stubbornness,” in order to get housing on the ground.

Despite numerous COVID related delays due to supply chain disruptions, labor shortages, and unexpected jobsite shutdowns, ownership overcame these burdensome and costly obstacles, and is excited about finally opening of the “modern and stylish new community.”
